Why September is the Month to Make Your Move

New Term, New Routine, New Home. Why September is the Month to Make Your Move
There comes a point towards the closing stages of the summer holidays when the sadness of summer ending is gradually outweighed by the promise of fresh starts, renewed order and the return of familiar routines.
As the holidays draw to a close, and late nights and relaxed summer schedules make way for the return to work and school, attention naturally begins to turn back towards home – and perhaps to those plans that were quietly put aside until ‘after the summer’.
For some homeowners, this means revisiting a question that may have been lingering throughout the holidays: are we still happy here, or could it be time for something new?
The September reset
There is something about the closing days of August that feels almost like a second January. The spontaneity of summer gives way to a renewed desire to organise, declutter and make plans before the final months of the year begin to unfold.
With visitors returning home and children heading back to school, it isn’t simply that the house becomes a little quieter. September often brings with it valuable breathing room – the opportunity to look at your home, and your wider plans, with a fresh perspective.
It can be the perfect time to declutter, complete those lingering DIY jobs, organise finances, seek mortgage advice and consider what you genuinely want and need from your next home. It may also be the moment to speak with a trusted estate agent and begin understanding what your options could look like.
A chance to reflect
As you look back over the memories made during summer, September also creates a natural opportunity to reflect on the practicalities of everyday life. Once routines return, they can reveal just how well a home is working for you.
Children who began summer in primary school and are now preparing for secondary school may suddenly need more space for homework and studying. A new school commute might also change what feels manageable, particularly as the darker winter mornings approach.
Changes in working life can have an equally significant impact. Hybrid or home working may create a need for a quiet, dedicated office, whether within the house or perhaps in the garden. Conversely, older children leaving for university can leave once-busy bedrooms and playrooms feeling noticeably quieter – and a home that once felt perfectly proportioned may suddenly feel larger than you need.
And it isn’t only sellers who tend to refocus in September.
Buyers who have spent the summer casually browsing between holidays, days out and changing routines are now returning to more familiar schedules and may be ready to take the next step. With fewer distractions and the year beginning to gather momentum again, those who paused their property search over summer often return to the market with renewed intent – particularly if a move before Christmas is part of the plan.
The best of both seasons
There remains a long-held belief that spring is the optimum season in which to sell a home, yet September has its own distinct advantages when it comes to presenting a property at its very best.
Gardens remain green and established, the days are often still pleasantly warm and there is plenty of natural light for photography and viewings. At the same time, cooler mornings and evenings begin to introduce that first sense of autumn warmth indoors – creating an opportunity to showcase both the outside space and the comfort of the home itself.
Of course, there is no single ‘perfect’ month to sell. The right time will always depend on your own circumstances, future plans, property and the local market.
What September does offer, however, is time. There is still a meaningful part of the year ahead. If you have spent the summer saying, ‘We’ll think about moving once the children are back at school,’ now is the ideal time to turn that thought into a conversation.
Could I move home in time for Christmas?
If spending Christmas in a new home is the goal, September is certainly the month to begin putting plans into motion.
From arranging a valuation and preparing your property for photography, to launching onto the market, hosting viewings, accepting an offer and progressing through conveyancing, there are a number of stages between deciding to sell and collecting the keys to your next home.
While no estate agent can guarantee a Christmas move – particularly where a chain is involved – beginning the process in September places you in a far stronger position than waiting until later in the autumn.
Looking ahead
Summer may be drawing to a close, but September has a wonderful way of bringing a renewed sense of focus.
The holidays finish, routines return and the plans that were temporarily put to one side begin to find their way back onto the agenda.
If moving home is one of them, you don’t need to have every detail mapped out before taking the first step. Sometimes, all it takes is an initial conversation – understanding what your home could be worth in the current market, what demand looks like locally and what your next move could realistically look like.
If thoughts of moving have started to return with September, we would be delighted to have a conversation.
At Tate & Co, our approach is personal, considered and rooted in a genuine understanding of the local market. Sometimes, knowing where you stand is all it takes to turn a ‘maybe one day’ into the beginnings of a plan.
